What RVA Homeowners Need to Know Before Selecting Representation
Selling your home in Richmond, Short Pump, or the surrounding luxury communities? Here's what you need to know BEFORE choosing the agent who will represent you.
If you're preparing to sell your home, one of the most important decisions you'll make isn't what price to ask or when to put it on the market.
It's: who you hire to represent you.
And while there are plenty of real estate agents in the Richmond area, they're certainly not all bringing the same experience, expertise or strategy to the table.
That's particularly important when you're selling a luxury property.
Because the stakes are higher. The buyer pool is more specific. The competition can be significant. And the decisions made before your property ever hits the market can have an enormous impact on your outcome.
So how do you choose the best real estate agent to sell your home in Richmond?
Here are the questions I'd encourage you to ask.
1. Does the Agent Understand YOUR Particular Market?
Richmond isn't one real estate market.
A luxury home in Short Pump may attract a very different buyer than a property in Manakin-Sabot, Goochland, or Midlothian.
The lifestyle, architecture, acreage, amenities, schools, proximity to shopping and dining, and even the expectations buyers bring to each community can vary considerably.
And those differences matter.
An agent should understand not only what comparable properties have sold for, but also what's currently competing for buyer attention.
What are qualified buyers looking for in your particular price range?
Which properties are selling?
Which are sitting?
And why?
Your property deserves a strategy informed by its specific competitive environment— not a generic approach applied to every listing.
2. Does the Agent Have a Conventional Marketing Plan—or a Customized Strategy to SELL Your Home?
This is where many sellers make a costly mistake.
They interview agents who arrive with impressive marketing presentations. Professional photography. Cinematic video. Social media advertising. Email campaigns. Exposure on major real estate websites.
And while those things are important, here's what you need to understand:
Marketing gets your home SEEN. Positioning gets it SOLD.
There's a very big difference.
Because buyers aren't simply looking at your home. They're comparing it with every other property available to them.
And ultimately, they're asking one question:
"Why should I choose THIS home over the alternatives?"
Your agent should have an answer to that question BEFORE your home goes on the market.
That requires strategic positioning.

3. How Will the Agent Position Your Home Against the Competition?
This is one of the most important questions you can ask.
And it's one that goes well beyond a traditional listing presentation.
Every luxury property has particular strengths (eg, the architecture, privacy, outdoor living spaces, floor plan, location, or exceptional finishes).
But...not every buyer values those features equally.
The key is understanding what qualified buyers are most likely to appreciate — and presenting the property in a way that speaks directly to their priorities.
What will immediately attract their attention?
What could create hesitation?
What distinguishes your property from competing listings?
And what would make it the preferred choice?
The answers to these important questions allow us to curate a customized campaign when launching your property on the market.
That's the philosophy behind my proprietary Positioned to Sell™ approach.
4. How Does the Agent Determine the Right Asking Price?
If an agent's pricing recommendation is based on a handful of comparable sales, beware.
Comparable sales are important. But they're only part of the equation.
The right price is informed by the market, competing inventory, buyer behavior, your home's unique strengths and how ready buyers are likely to perceive its value.
Pricing is an art, not a science. It's nuanced, not formulaic.
And in luxury real estate, those nuances make a substantial difference.
An overly ambitious price can cause a property to lose valuable momentum.
But pricing too conservatively without a sound strategy can also leave money on the table.
The goal is NOT simply to select a number that sounds appealing.
The goal is to establish a price that supports your property's competitive positioning and your financial objectives.
Ask prospective agents to explain the reasoning behind their pricing recommendation.
You should expect more than a spreadsheet. You should get a strategy.
5. What Negotiation Experience Does the Agent Bring to the Table?
Selling a luxury property requires exceptional negotiation skills.
Not just involving price. But also contingencies, inspections, repairs, timelines, financing... and the countless details that can influence the final outcome.
So I always encourage sellers to ask about an agent's professional background.
Have they negotiated complex transactions?
Can they recognize leverage?
Do they know when to push, when to hold firm, and when a different approach may produce a better outcome?
As a former trial and corporate attorney, negotiation has been a significant part of my professional life.
And I bring that experience to the representation of my real estate clients.
Because the offer you receive is important. But the agreement you ultimately negotiate matters more.
6. Who Will Actually Be Representing You?
Here's another question sellers don't always think to ask.
When you hire a real estate agent, who will you actually be working with?
Will that agent be personally involved in the pricing decisions, strategy, negotiations, and communication?
Or will much of your experience be delegated to other members of a team?
There's nothing wrong with having administrative or marketing support. In fact, the right support can be a tremendous advantage.
But you deserve clarity about who is responsible for the decisions that matter most.
You also deserve an advisor who is accessible, responsive, direct, and willing to tell you what you need to hear—even when it isn't necessarily what you want to hear.
You aren't hiring someone simply to put your property on the market. You're entrusting someone with the representation of a significant financial asset.
That responsibility must be taken seriously.
7. Does the Agent Have a Plan Beyond the Initial Launch?
Most agents can tell you what they'll do during the first week your property is listed.
But what happens after that?
What if the property receives significant online attention but few showings?
What if buyers tour the home but don't make offers?
What if competing inventory changes?
What if market conditions shift?
A sophisticated selling strategy should include ongoing evaluation and thoughtful adjustments based on actual buyer response.
That's different from automatically recommending a price reduction whenever a property doesn't sell quickly.
Sometimes price is the issue.
Other times, the problem may involve presentation, positioning, buyer expectations, or the competitive environment.
The important thing is having an advisor who knows how to diagnose the difference.
8. What Makes This Agent Different From Every Other Agent You're Interviewing?
This is my favorite question.
Because when you're interviewing several real estate agents, you'll likely hear many of the same promises.
Exceptional service.
Professional marketing.
Extensive exposure.
Strong communication.
And a commitment to getting your home sold.
Those are reasonable expectations.
But they aren't differentiators.
Look beyond the promises and ask:
"What do you do differently that gives my property a competitive advantage?"
Listen carefully to the answer.
-Does the agent have a clearly defined methodology?
-Can they explain how their approach influences buyer perception and purchasing decisions?
-Do they bring relevant experience beyond traditional real estate sales?
-And most importantly, can they articulate a strategy specifically for YOUR property?
Choosing the best real estate agent isn't about finding someone who tells you what you want to hear.
It's about finding someone whose experience, judgment, and approach give you confidence in the decisions you're about to make.
The Bottom Line: WHO YOU HIRE CHANGES EVERYTHING.
Selling a luxury home is a significant financial decision.
And while market conditions certainly influence the outcome, so do the decisions you make before your property ever goes on the market.
The asking price.
The presentation.
The competitive positioning.
The marketing strategy.
And the professional you choose to represent you.
All of those decisions matter.
Your FIRST launch needs to be your SMARTEST launch.
