Chesterfield County is building new ways to reach Route 288 and Powhite Parkway at the north end of Brandermill without going through Hull Street Road. The new roads are coming first, and they are the most firmly scheduled part of the change. The Publix that made headlines in September comes after them. The Route 360 intersection at Old Hundred Road, which drivers complain about most, comes last and still has no date.
The order matters to anyone who uses Millridge Parkway and Old Hundred Road every day. Some of these projects have signed contracts and a contractor on site. Some have a developer's estimate. One has a county page that says "to be determined" for both its design and its timeline.
Center Pointe Parkway has the firmest date
Center Pointe Parkway currently dead-ends at Tomahawk Creek Road. The county is extending it to a new intersection at Old Hundred Road. According to Chesterfield County's project page, last updated August 28, 2026, the construction contract went to Wagman Heavy Civil, which mobilized on Aug. 3, 2026. The contract sets substantial completion for Aug. 20, 2027 and final completion for Oct. 27, 2027.
No other project on this list has dates that specific. The county also moved this project up. A schedule it published in July 2025 projected Center Pointe construction "by winter 2027," and the contractor mobilized in August 2026, ahead of that schedule. The traffic-impact section of the project page still reads "to be determined," so the county has not announced lane closures on Old Hundred for the new intersection yet.
Woolridge Road reaches Old Hundred from the other side
The second connection is the Woolridge Road extension from Route 288 to Old Hundred Road. The county's page for it says right-of-way acquisition is complete and construction began in December 2025.
The page also lists the one disruption most likely to change a daily drive. The county expects "a short 14-day closure of the existing Woolridge Road at the intersection with Old Hundred Road" at some point during construction, and says Old Hundred Road itself "will continue to stay open to traffic at all times" east to west. The page was last updated May 8, 2026 and still describes that closure as anticipated, without a start date. It is the item most worth watching on that page.
The county explains the purpose of both projects in a September 8, 2026 update on the Powhite Parkway Extension. It describes the Woolridge and Center Pointe extensions as connections that "will create much-needed redundancy in Chesterfield's transportation network, enabling more motorists to access Route 288 and Powhite Parkway without having to use Hull Street Road." The same update puts Powhite Phase I, both extensions and a widening of an existing section of Woolridge Road from two to four lanes at a combined $245 million. It says all four projects are fully funded and scheduled for completion by 2029.
Phase I of the Powhite extension is the large project to the west. It will carry the four-lane parkway to Woolridge Road with a Watermill overpass, a bridge over Tomahawk Creek and a displaced-left-turn intersection at Woolridge. The county planned to advertise the construction contract in September, with construction expected to begin by the end of 2026 or in early 2027. In that same update, Transportation Director Chessa Walker told the Board of Supervisors, "We're making good progress from the north and from the south."
The Publix comes after the roads
The grocery store sits where these roads meet. In September, Richmond BizSense reported that Publix had signed a lease at The Shoppes at Old Hundred, a planned center at Woolridge and Old Hundred roads. Here is what has been filed and reported so far:
- Location: a 20-acre site at 1860 Old Hundred Road that already has zoning for the project. County filings call the center Cottage Glen.
- Developer: Morgan Co. of Charlotte, which also built the Publix-anchored Brandy Creek Commons in Hanover.
- The store: a 50,000-square-foot building with about 140 employees. It would be the 17th Publix in the Richmond region.
- Around it: 5,500 square feet of commercial space attached to the Publix, a 9,800-square-foot outparcel building and another outparcel pad.
- Fuel: a 6,400-square-foot gas station and convenience store. Elevations submitted last year suggest a Wawa, though no tenant has been announced.
- Next door: Stanley Martin's 122-unit condominium project, the first phase of a larger residential development. Its latest plans were still under county review as of early September.
No opening date has been announced. Publix did not give one and declined to comment beyond its news release. The only timeline is a developer estimate: earlier in 2026, Morgan Co. expected the center to be finished by early 2028.
Compare that with the road work. The Center Pointe connection to Old Hundred has a contractual final completion date of Oct. 27, 2027. The shopping center at Woolridge and Old Hundred has a projected completion of early 2028, and that projection was made before the Publix lease was announced. If both hold, the new roads will be carrying traffic past the site for several months before the store opens.
Cloverleigh fills in the corner by Route 288
The third change is on the Hull Street side, and the Brandermill Community Association has been posting updates about it since spring. Cloverleigh is Kettler's 105-acre development in the northwest quadrant of the Route 288 and Hull Street Road interchange. It is approved for 230 Ryan Homes townhomes and 170 cluster-style detached homes, about 400 homes in all. BizSense reported in November 2025 that townhome sales had started the month before.
The same report described two commercial parcels facing Hull Street. One is a planned five-story, 115-room Home2 Suites by Hilton from Shamin Hotels at 12900 Hull Street Road. The other is a 5,000-square-foot restaurant building, which had no announced tenant at that point. Shamin CEO Neil Amin told BizSense the hotel was originally planned at about 130 rooms and seven stories. It was reduced because "they're widening Hull Street there, so we lost some acreage." He said construction would begin once a permit was issued and would take 18 months. No construction start for the hotel and no restaurant tenant have been reported since. For now, both remain plans.
On the Brandermill side, Cloverleigh's effects have been on the roads. In 2023, BizSense reported that the concept plan showed connections to Old Hundred Road and Charter Colony Parkway, Rose Glen Drive and Market Square Lane, with no access from Hull Street. The association's Cloverleigh updates page tracked the spring work at Old Hundred and Millridge. The median crossing closed April 20, and a new right-turn lane from eastbound Millridge to southbound Old Hundred was installed. The association said the Millridge median work was done and that detour was coming down on May 22. Rain cut short the paving in front of Market Square Lane, so that section needed one more brief closure the following week. The most recent post on that page, dated July 13, said a fence installation along Old Hundred Road tied to Cloverleigh would begin around July 15, weather permitting.
How firm each date is
Project | Where it touches Brandermill | Date on record | What the date rests on |
|---|---|---|---|
Center Pointe Parkway extension | New intersection at Old Hundred Road | Final completion Oct. 27, 2027 | County construction contract with Wagman Heavy Civil |
Woolridge Road extension | Meets Old Hundred Road from Route 288 | Group completion by 2029 | County schedule; construction began December 2025 |
14-day Woolridge closure at Old Hundred | Existing Woolridge intersection | Not yet posted | County page says "anticipated" |
The Shoppes at Old Hundred and Publix | 1860 Old Hundred Road | Center completion early 2028 | Developer projection; no Publix opening date |
Home2 Suites at Cloverleigh | 12900 Hull Street Road | 18 months after permit | Hotelier's November 2025 estimate |
Route 360 at Old Hundred Road | The Hull Street intersection itself | To be determined | County project page |
The bottleneck with no date
The last row of the table is the intersection most Brandermill drivers deal with. Chesterfield's Route 360 at Old Hundred Road/Commonwealth Centre Parkway page, last updated March 30, 2026, says more than 15,000 vehicles per hour go through the intersection in the morning and afternoon peaks. It also says the intersection sits close enough to the Route 288 interchange that afternoon backups extend onto Route 288. The county projects peak-hour volumes approaching 24,000 by 2047.
The county has narrowed the fix to two designs that VDOT's 2016 Route 360/Route 288 interchange study found workable. One is an at-grade displaced left turn. The other is a grade-separated diverging diamond interchange. "The ultimate solution," the page says, "is still to be determined," and both traffic impacts and project timeline are listed as "to be determined." VDOT's page for the broader U.S. 360/Route 288 interchange area study still lists it as a study, with its start and cost to be determined.
So the county's plan for this area does not begin with rebuilding that intersection. It begins with the Center Pointe and Woolridge extensions, which give drivers routes that skip it. For a household on the north side of Brandermill, the first real change to the morning drive will likely be a new turn onto Center Pointe Parkway from Old Hundred Road, with the contract set to finish in October 2027.
In the meantime, the corridor's usual fall schedule continues. The association's events calendar lists the Fall Festival this Saturday, Oct. 24, from noon to 4 p.m. at the Sunday Park playgrounds, and a showing of Casper there on Oct. 30 from 6:30 to 9 p.m.
When a Publix and new road links come to the end of a street, owners on that street start asking what it means for their homes, and the answer depends on which project and which side of Millridge you're on. If you own near Old Hundred Road and want to talk through what these projects could mean for your home, its positioning or your plans over the next few years, Privé Real Estate Group is glad to go over the details with you.
